The tract homes through central and west Anaheim were poured decades ago, often thin, usually without much control-joint planning. What we find under the dust is a slab that has moved: hairline cracks running off the joints, spalling where the door seal has let water sit, and pitting where somebody used a de-icer or a strong acid cleaner on it years back. None of that can just be painted over. A coating laid on a cracked, contaminated slab fails at the bond line and lifts within a season.
So the work goes into the concrete first. We chase and fill structural cracks, patch spalled edges back to a clean line, and diamond grind the whole floor to open the pores and take off the contaminated top layer. Where oil has soaked deep we degrease and test before anything goes down. Only then does the epoxy go on, sealed under polyaspartic. Newer builds out toward the Platinum Triangle need far less of this, and those jobs are usually straight in and out in a day. On a repaired slab the finish also has to do some hiding. A patch is a patch, and how visible it stays depends a lot on what goes over it.

Bright, even and simple, but it is the least forgiving over repair work — a flat color shows a patched area more readily than a broken pattern does. Best on the slabs that came up clean, or where you want maximum light in a single-bay garage.
