Driveways, patios, pool decks, porches and walkways take the worst of it here, and across much of Anaheim they have been doing it since the tract first went in. West Anaheim, the blocks around the Colony, the early build-out south of Ball Road. That concrete was poured fast, during a building boom, to the standard of its day.
On a slab that age the question is nearly always the same one: does it get resurfaced or replaced. Most of the time it gets resurfaced. Concrete that is worn, stained and hairline cracked is still structurally sound concrete, and a coating bonds into it for a fraction of a tear-out. What changes the answer is movement. If a slab has settled into separate planes, or a crack is still opening, that gets dealt with before anything goes over it, and occasionally the honest advice is to repour a section first.
A coating doesn't replace your concrete. It bonds into the slab you already own. On a seventy-year-old Anaheim tract pour that usually means you keep the slab and lose the staining, the dusting and the patchwork of past repairs.
Concrete doesn't have to stay hidden under carpet. In tract homes of this era the slab is usually flat, plain, and in better shape than whatever has been laid over it, because it has spent decades under carpet and pad. Once that comes up, the slab becomes the finished floor: seamless, quick to sweep, with no grout lines or seams for dirt to settle into.
What makes that worth doing is how the floor is built. Every other option is a separate material laid over your slab. A coating isn't laid on the concrete. It is ground into it, and it cures as one continuous surface with nothing to lift, catch, or come apart at a seam.

Metallic epoxy and solid color are the two finishes we install inside, and we can coat a single room or carry the same floor through several. In a tract home that has been re-floored two or three times, the grind takes off the old adhesive before anything new goes down.
The first floor that meets wet shoes and grit off the driveway. On a mid-century entry the slab often sits slightly low against the threshold, and we bring the finish up level rather than following the dip that decades of use put there.
Water resistant underfoot, so a tipped detergent bottle or a leaking washer is a wipe rather than a stain. In homes of this era the laundry frequently sits in the garage or a converted service porch, and that slab gets treated the same as any other.
One seamless surface with nothing for crumbs, flour or spills to sit in. Kitchen slabs in homes this age usually carry adhesive from two or three previous floors. That comes off in the grind, not under the new coating.
High traffic, and where transitions look worst in a house that has been re-floored room by room over sixty years. A single coated run takes the joins out altogether, so there is nothing to lift or wear through down the middle.
Where metallic epoxy earns its keep. Pigment moves through the resin as it cures, so the pattern settles on site. In a converted garage, a common addition on these lots, it also gives you a hard, level surface over a slab that was never meant to be a finished floor.
Additions and converted rooms are where moisture rises through the slab, and a 1950s tract pour rarely has a vapor barrier under it. A moisture barrier primer goes down first wherever the readings call for it.
Three systems cover almost every home we coat. Flake goes outside, metallic goes inside, and solid color works in either when you want the floor to stay quiet. All three are epoxy and polyaspartic systems, all three go down over ground and prepared concrete, and all three carry the same 10-year warranty. One even color, no movement, no pattern. It suits laundry rooms, pantries, mud rooms, and hallways where you want the concrete bright and clean rather than decorative. Low maintenance: sweep and mop, no waxing and no resealing. It is also the most straightforward of the three to install.
Our main floor system, and the one that goes outside. Color flake is broadcast into the wet epoxy, then locked under a UV-stable polyaspartic topcoat. The texture gives grip when the surface is wet and hides dust and tire marks between cleans. Pick your blend from the color chart, or we will bring samples out with the estimate.

Our interior finish. Pigment moves through the resin as it cures, so the pattern is settled on site and no two floors finish alike. It suits living rooms, entryways, kitchens, and home gyms. Metallic colors are worth seeing in person before you choose, and we can bring them to the estimate.
A coating is only as good as the slab under it, and on a tract pour from the fifties or sixties that is most of the job.
We diamond grind every surface before anything goes down, which opens the concrete so the coating bonds into it rather than sitting on top. On an Anaheim driveway that grind also takes off the contaminated top layer: old sealer, tyre marks, and whatever previous owners rolled on over the years. Worn control joints are cleaned out and filled, spalled edges are rebuilt to a clean line, and where moisture is rising through the slab a moisture barrier primer goes down first.
Skip that work and the floor lets go at the bond line. On a slab carrying decades of old sealer it lifts in sheets rather than staining, and putting it right costs more than doing it properly the first time.

Plan on more than one day for an outdoor floor. We grind and prep first, then coat, then let it cure. On an older driveway carrying heavy sealer or old repair patches the prep day can run long, and we would rather take the extra time than coat over something that will not bond.
Foot traffic is about 8 hours. Vehicles need longer, in as little as 48 hours on a driveway. Cure times stretch in cold weather, and we will give you the real schedule on the day.
