Most of Menifee went up in the last twenty years, which means the slab in your garage is probably in good shape. That is an opportunity, not a reason to leave it — sealing clean concrete costs less than cleaning stained concrete.
In Audie Murphy Ranch, Heritage Lake and the newer Menifee North tracts we are usually looking at builder-grade concrete a few years old at most. No oil, no structural cracking, nothing to rebuild. The catch with new concrete is moisture: a slab keeps giving off water vapor for a long time after it is poured, and a coating that traps that vapor underneath will blister and lift. So on recent builds we test rather than assume, and prime with a moisture barrier where the reading calls for it.
The second Menifee factor is heat. Summers here run hard, garages hold that temperature, and tires come in hot. Anything that is not UV-stable yellows and anything that is not bonded properly lets go under a hot tire. We diamond grind, coat, and seal under a polyaspartic topcoat that holds its color. Because the prep is lighter on a sound new slab, these are usually straightforward one-day installs — walk on it in about 8 hours, park on it in 48. Any new slab elsewhere on the property is worth sealing while it is still clean, which we cover under epoxy floors for Menifee homes.
With a clean slab underneath, all three systems are genuinely on the table, so the decision here is aesthetic and practical rather than a question of what the concrete will accept.

Even color, high gloss, no pattern. Lighter shades noticeably reduce how dark a closed garage feels through a Menifee summer, and it is the simplest surface to hose out and squeegee.

Our most-installed system and the one that handles heat and hot tires best once it is sealed. The flake broadcast gives texture for grip and hides dust, which matters more here than in coastal cities — inland tracts track a lot of fine grit indoors. Custom blends available.

A new, flat, uncontaminated slab is the ideal substrate for metallic, so Menifee garages tend to take it well. The pigment settles into a pattern as it cures and never repeats, which suits a bay that is being finished as a gym or workshop.
Floor preparation is vital for a long-lasting garage floor. Every garage floor we install goes through the same steps, and most of the work happens before any coating goes down.
