Concrete is porous, and a garage slab that has been in service since the fifties has taken on engine oil, transmission fluid, brake cleaner and whatever else got spilled and mopped at. It does not sit on the surface. It wicks down into the pores, and on a warm day you can watch it bleed back up. Coat over that and the epoxy never bonds — it sits on a film of oil and releases in sheets a few months later.
Older Wood Streets and Canyon Crest floors get degreased and tested before we quote a finish, and heavily saturated areas get ground deeper than the rest to cut below the contamination. Cracks are chased and filled, spalled sections rebuilt. It is more labor than a new slab in a new tract, and we would rather tell you that at the estimate than discover it on install day. What you get at the end is a sealed floor that cleans with a mop and a 10-year material and craftsmanship warranty behind it. Metallic wants a flat, sound, uncontaminated slab, which rules out some older Riverside floors and suits others perfectly — particularly the newer Orangecrest and Mission Grove builds. Pigment moves through the resin as it cures, so the pattern is unique to the floor.
