Driveways, patios, pool decks, porches and walkways take the worst of it here, though across much of Ontario they are doing it on very new concrete. Ontario Ranch has gone up on former dairy and farm land in the space of a few years, while the older grid around Euclid Avenue and downtown has slabs going back to the 1920s. The two need genuinely different work.
New concrete is not the easy case people expect it to be. Builders spray a curing compound onto a fresh pour to hold moisture in while it gains strength, and that film then sits on the surface doing exactly the job it was designed for: stopping things soaking in. A coating rolled over it has nothing to bond to. On top of that, a young slab keeps giving up water for months, and that vapour pushes up under anything that traps it.
A coating doesn't replace your concrete. It bonds into the slab you already own. On a new Ontario Ranch pour that means grinding the curing compound off and testing what the slab is still doing before anything goes down.
Concrete doesn't have to stay hidden under carpet. In a new build the slab is flat, clean and poured over a vapor barrier, which is the best starting point we see. Once the carpet or tile is up, that slab becomes the finished floor: seamless, quick to sweep, with no grout lines or seams for dirt to settle into.
What makes that worth doing is how the floor is built. Every other option is a separate material laid over your slab. A coating isn't laid on the concrete. It is ground into it, and it cures as one continuous surface with nothing to lift, catch, or come apart at a seam.

Metallic epoxy and solid color are the two finishes we install inside, and we can coat a single room or carry the same floor through several. On a house finished in the last couple of years we take moisture readings first, because a young slab is still drying out.
The first floor that meets wet shoes, dog paws, and sand out of the car. A coated slab wipes clean instead of holding grit in grout lines, and there is no threshold strip to catch a toe.
Water resistant underfoot, so a tipped detergent bottle or a leaking washer is a wipe rather than a stain in the subfloor. Solid color is the usual pick, and it brightens a room that rarely has a window.
One seamless surface with nothing for crumbs, flour, or spills to sit in. Metallic reads as a design floor in an open kitchen, and solid color keeps it bright and quiet in a walk-in pantry.
High traffic, and where flooring transitions tend to look worst. A single coated run takes the joins out altogether, so there is nothing to lift, catch, or wear through down the middle.
Where metallic epoxy earns its keep. Pigment moves through the resin as it cures, so the pattern settles on site and the floor becomes the feature of the room. In a home gym it gives you a hard, level surface that cleans down in minutes.
Converted and below-grade rooms are where moisture rises through the slab. In new Ontario construction there is a vapor barrier under the pour, but the slab itself can still be releasing water for months after handover, so we take readings before we prime rather than assuming the barrier settles it.
Three systems cover almost every home we coat. Flake goes outside, metallic goes inside, and solid color works in either when you want the floor to stay quiet. All three are epoxy and polyaspartic systems, all three go down over ground and prepared concrete, and all three carry the same 10-year warranty. One even color, no movement, no pattern. It suits laundry rooms, pantries, mud rooms, and hallways where you want the concrete bright and clean rather than decorative. Low maintenance: sweep and mop, no waxing and no resealing. It is also the most straightforward of the three to install.
Our main floor system, and the one that goes outside. Color flake is broadcast into the wet epoxy, then locked under a UV-stable polyaspartic topcoat. The texture gives grip when the surface is wet and hides dust and tire marks between cleans. Pick your blend from the color chart, or we will bring samples out with the estimate.

Our interior finish. Pigment moves through the resin as it cures, so the pattern is settled on site and no two floors finish alike. It suits living rooms, entryways, kitchens, and home gyms. Metallic colors are worth seeing in person before you choose, and we can bring them to the estimate.
A coating is only as good as the slab under it, and on new concrete the whole job is what is sitting on the surface and what is still coming out from underneath.
We diamond grind every surface before anything goes down, which opens the concrete so the coating bonds into it rather than sitting on top. On a new Ontario Ranch pour that grind removes the builder's curing compound, which is the single most common reason a coating fails on a new house. We then take moisture readings, and where the slab is still releasing water a moisture barrier primer goes down first. On the older slabs north of the 60 the problem runs the other way: decades of oil and sealer to take back off.
Skip that work and the floor lets go at the bond line. Over curing compound it peels away in wide clean sheets, because it never bonded at all, and putting it right costs more than doing it properly the first time.

Plan on more than one day for an outdoor floor. We grind and prep first, then coat, then let it cure. On a new slab the grind is quick, but the moisture testing is not something we skip to save an hour.
Foot traffic is about 8 hours. Vehicles need longer, in as little as 48 hours on a driveway. Cure times stretch in cold weather, and we will give you the real schedule on the day.

Usually yes, with two conditions. The builder's curing compound has to be ground off, and the slab has to be dry enough to coat. Concrete keeps releasing water for months after it is poured, so we take readings rather than going by the calendar. If it is not ready we will say so, and where it is borderline a moisture barrier primer handles it.
