Driveways, patios, pool decks, porches and walkways take the worst of it here, though in Irvine they are usually taking it on relatively new concrete. Woodbridge, Northwood, Turtle Rock, Portola Springs, the Great Park villages. Different decades, but nearly all of it poured to a modern spec with a vapor barrier underneath.
That changes what the job actually is. There is rarely deep contamination to draw back out, so the real variables become the finish and, on anything visible from the street, your village association. Most Irvine villages run architectural review, and a driveway or front walkway colour is generally a submittable change. We give you the finish name, the colour and a sample board to attach to the application, and we schedule around the approval rather than ahead of it.
A coating doesn't replace your concrete. It bonds into the slab you already own. On a sound Irvine pour that means you are choosing a surface rather than fixing a problem, and it is worth choosing one your association will sign off first time.
Concrete doesn't have to stay hidden under carpet. In newer Irvine homes the slab underneath is flat, clean and poured over a vapor barrier, which is close to the easiest starting point there is. Once the carpet or tile is up, that slab becomes the finished floor: seamless, quick to sweep, with no grout lines or seams for dirt to settle into.
What makes that worth doing is how the floor is built. Every other option is a separate material laid over your slab. A coating isn't laid on the concrete. It is ground into it, and it cures as one continuous surface with nothing to lift, catch, or come apart at a seam.

Metallic epoxy and solid color are the two finishes we install inside, and we can coat a single room or carry the same floor through several. Interior floors sit inside your own walls, so village architectural review does not apply to them the way it does to a driveway.
The first floor that meets wet shoes, dog paws, and sand out of the car. A coated slab wipes clean instead of holding grit in grout lines, and there is no threshold strip to catch a toe.
Water resistant underfoot, so a tipped detergent bottle or a leaking washer is a wipe rather than a stain in the subfloor. Solid color is the usual pick, and it brightens a room that rarely has a window.
One seamless surface with nothing for crumbs, flour, or spills to sit in. Metallic reads as a design floor in an open kitchen, and solid color keeps it bright and quiet in a walk-in pantry.
High traffic, and where flooring transitions tend to look worst. A single coated run takes the joins out altogether, so there is nothing to lift, catch, or wear through down the middle.
Where metallic epoxy earns its keep. Pigment moves through the resin as it cures, so the pattern settles on site and the floor becomes the feature of the room. In a home gym it gives you a hard, level surface that cleans down in minutes.
Converted and below-grade rooms are where moisture rises through the slab. In newer Irvine construction there is almost always a vapor barrier under the pour, so this is rarely the problem it is in older housing stock, but we still take readings before we prime.
Three systems cover almost every home we coat. Flake goes outside, metallic goes inside, and solid color works in either when you want the floor to stay quiet. All three are epoxy and polyaspartic systems, all three go down over ground and prepared concrete, and all three carry the same 10-year warranty. One even color, no movement, no pattern. It suits laundry rooms, pantries, mud rooms, and hallways where you want the concrete bright and clean rather than decorative. Low maintenance: sweep and mop, no waxing and no resealing. It is also the most straightforward of the three to install.
Our main floor system, and the one that goes outside. Color flake is broadcast into the wet epoxy, then locked under a UV-stable polyaspartic topcoat. The texture gives grip when the surface is wet and hides dust and tire marks between cleans. Pick your blend from the color chart, or we will bring samples out with the estimate.

Our interior finish. Pigment moves through the resin as it cures, so the pattern is settled on site and no two floors finish alike. It suits living rooms, entryways, kitchens, and home gyms. Metallic colors are worth seeing in person before you choose, and we can bring them to the estimate.
A coating is only as good as the slab under it. On newer concrete the prep is less about damage and more about what is sitting on the surface.
We diamond grind every surface before anything goes down, which opens the concrete so the coating bonds into it rather than sitting on top. On a newer Irvine slab that grind removes the builder's curing compound and any sealer applied since, both of which exist to stop things penetrating the concrete and will stop a coating bonding just as effectively. Control joints are cleaned and filled, and we take moisture readings before priming.
Skip that work and the floor lets go at the bond line. Over a sealed builder slab it lifts in wide clean sheets, which is the clearest sign a coating was rolled straight onto the surface, and putting it right costs more than doing it properly the first time.

Plan on more than one day for an outdoor floor. We grind and prep first, then coat, then let it cure. On a newer slab the prep day is usually shorter, but the cure schedule is the same.
Foot traffic is about 8 hours. Vehicles need longer, in as little as 48 hours on a driveway. Cure times stretch in cold weather, and we will give you the real schedule on the day.
