Temescal Valley is our own back yard — our shop is in Corona, a few minutes up the 15. It is also a mix of communities with genuinely different needs, from Trilogy to Sycamore Creek, and the right floor is not the same in each.
In Trilogy the priority we hear most often is footing. It is an active-adult community, the garage is a route into the house that gets used several times a day, and a glossy sealed slab that turns slick when a car brings rain in is the wrong answer. We build traction into those floors deliberately — through the flake broadcast, or with an aggregate added to the topcoat — so the surface stays predictable underfoot when it is wet.
In Sycamore Creek and Painted Hills the brief is usually more conventional: family garages, a lot of gear moving in and out, bikes and bins and a workbench, and a slab that is showing dust and tire marks. Those get our standard flake build. Either way the prep is the same — diamond grind, fill the joints, coat and seal under UV-stable polyaspartic — and being this local means we can get out to look at the slab quickly and schedule without a long wait.

An even high-gloss color. We would generally add traction to the topcoat rather than leave it bare on a floor that is walked across daily. Where it works well is a clean, dry garage used mainly for parking and storage.

The system that suits most homes here, and the one we would recommend where slip resistance matters. The chip broadcast leaves a light texture that grips, and it hides the fine grit that blows off the surrounding open ground. Sealed under polyaspartic so the color holds at the door.

For garages being finished as workshops or hobby space. Metallic pigment moves through the resin as it cures, producing depth and movement unique to that floor. If it is going somewhere that gets walked on daily, we will spec added traction with it.
