An equestrian property puts things on concrete that a normal garage never sees. Wash-down water several times a week. Urine and manure, which are alkaline and aggressive on unsealed concrete. Feed, supplements, fly spray, hoof dressings and veterinary chemicals. Bare concrete absorbs all of it, holds the smell, and stains permanently. It is also almost impossible to properly disinfect, because the pores never really come clean.
