The village lots are narrow and the garages that came with them are compact, frequently single-bay, often stacked under the house with an alley approach. Access is the first practical question — grinders, vacuums and material have to come in through the alley without blocking it, and the job has to finish inside a day because there is nowhere to leave equipment overnight.
Then there is the air. Salt-laden humidity works on unsealed concrete continuously, drawing moisture in and leaving deposits behind that show as chalky white blooming across the slab. Sealing the floor stops the exchange, which protects both the concrete surface and the steel in it. We test for moisture before coating — proximity to the water makes vapor drive a real consideration here — and prime accordingly.
