Old Towne Orange is one of the largest historic districts in California, well over a thousand contributing properties around the Plaza, most built between the 1880s and the 1920s. The garages behind those houses are a different proposition to anything else in the county.
A garage that old is usually detached, sitting at the back of the lot off the alley, and its floor was very often poured long after the house was built. Sometimes over what had been dirt or gravel, with nothing underneath it to stop ground moisture and little or no reinforcement in it. Slabs like that are thin, they move, and they wick water up continuously. A coating applied to one without testing it first will blister, and it will usually do so inside the first year.
So on these we test moisture before anything else, and we tell you honestly when a slab is not a candidate. Where the readings allow, we grind the surface back, fill and stabilise the cracking, rebuild broken edges at the door opening, and prime with a vapor barrier where it is needed before the system goes on. We work quietly and keep equipment off the street frontage, which matters on the narrow lots and shared alleys around the Plaza. Newer homes up toward the east Orange hills are a far more straightforward job and we quote those as one. Either way the floor is sealed under UV-stable polyaspartic with a 10-year material and craftsmanship warranty.
On a historic property the garage floor is one of the few surfaces you can change freely. It is not visible from the street and it is not generally subject to review, which is worth knowing before you rule anything out.
