Fullerton has a wider spread of build dates than anywhere else we work. Craftsman bungalows near downtown, post-war tracts, hillside homes up in Sunny Hills and Raymond Hills, and infill from the last twenty years. Two Fullerton garages a mile apart can need completely different work.
In most cities we can make a fair guess at what we will find from the address alone. In Fullerton we cannot, and pretending otherwise is how contractors end up either over-specifying a sound floor or coating a slab that was never going to hold it. A 1920s garage slab near downtown and a 2000s slab in a newer tract are different materials with different problems. One may be thin, unreinforced and poured straight onto grade with nothing under it to stop moisture; the other is likely sound but still holding curing compound on the surface.
So we test rather than assume. Moisture readings on the slab, a check for previous coatings and contamination, and a proper look at the joints and any cracking before a number goes on paper. That assessment decides the system: a vapor-barrier primer where the readings call for it, deeper mechanical prep where there is old adhesive or a failed coating, and standard diamond grinding where the concrete is simply sound. All of them finish the same way, sealed under UV-stable polyaspartic with a 10-year material and craftsmanship warranty. The estimate is free, and it includes that assessment rather than substituting a guess for it.
Once we know what the slab actually is, the finish is an open choice. All three go down over the same properly prepared surface.
