Epoxy Garage Floor Coatings in Orange County

Garage floors are most of what we do. A typical Orange County job is a two- or three-car garage: we diamond grind the slab, repair the cracks and spalling, lay a color flake epoxy system and seal it under a UV-stable polyaspartic topcoat. On most garages that is one day on site, with foot traffic in about 8 hours and cars back on at 48.

What changes across the county is the slab we find when we get there. A 1960s Anaheim tract garage has decades of oil in it. A new Irvine or Tustin Legacy pour still carries the builder's curing compound. A Newport Beach slab is fighting salt air on top and moisture from below, and a hillside Brea garage is usually post-tensioned, which rules out drilling or coring. Each one fails a different way if it is coated the same way, so we test the slab first and set the prep by what it tells us.

The same system goes outside. Driveways, patios, pool decks and walkways get the flake finish for grip when they are wet, and the polyaspartic topcoat holds its color in full sun where a plain epoxy would yellow.

Interior Epoxy Floors for Orange County Homes

Concrete doesn't have to stay hidden under carpet. Under the flooring in most Orange County homes is a sound slab, whether it is an original 1950s pour in Anaheim or Fullerton or a builder slab in one of Irvine's newer villages. Once the carpet or tile is up, that slab can become the finished floor: seamless, quick to sweep, with nothing for dirt to settle into.

What makes that worth doing is how the floor is built. Every other option is a separate material laid over your slab. A coating isn't laid on the concrete. It is ground into it, and it cures as one continuous surface with nothing to lift, catch, or come apart at a seam.

  • Nothing for dirt to get into. No grout to seal and reseal, no pile to hold dust and odor, no seams for crumbs and grit to work down into. Sweep and mop — no waxing, no resealing.
  • Spills stay on the surface. A water-resistant floor means a tipped bottle is a wipe rather than a stain in the subfloor.
  • No thresholds. The floor sits at slab height, so a hallway run or an open kitchen can be one unbroken surface, with no transition strips to catch a toe or lift at the edge.
  • It can be the feature, not the compromise. Metallic epoxy cures into a pattern that settles on site, so no two floors finish alike.

Orange County Slabs, Area by Area

Orange County is one county and at least six different kinds of slab. Where your home sits tells us most of what we will find before we arrive, and it decides the prep.

Coastal: Newport Beach and Corona del Mar

Salt air works on the surface and ground moisture pushes up from underneath, so a coastal slab is attacked from both sides. We moisture test every one and lay a vapor barrier primer where the readings call for it. The tight alley-access garages in Corona del Mar's flower streets and on the Balboa Peninsula get the same system, planned around the access.

North County tracts: Anaheim, Fullerton and Placentia

Much of north Orange County was built out between the 1950s and the 70s, and those garage slabs have had half a century of oil and patching. Many were part-converted to living space along the way, leaving two slab histories in one room. We grind the contamination out, rebuild the spalling and resurface rather than replace.

The hills: Anaheim Hills, Yorba Linda and Brea

Hillside tracts sit on graded pads, and many of the newer ones are post-tensioned, with steel cables under tension inside the slab. We never drill, core or anchor into one. Prep is grinding only, cracks are filled with a material that tolerates movement, and the deep tandem and three-car garages common up here are planned for storage-heavy use.

Historic Orange: Old Towne

Old Towne's detached garages can be a century old, poured straight onto the ground with no vapor barrier under them. Moisture comes up through those slabs all year, so they are tested and stabilized before anything is coated, or the floor lifts from underneath.

New builds: Irvine and Tustin Legacy

Newer slabs are structurally sound but still carry the builder's curing compound, and a coating will not bond through it. We grind it off completely. In Irvine's villages the HOA usually approves the color first, so we bring physical samples to the estimate for the application.

Estate and equestrian lots: Villa Park, Orange Park Acres and Serrano Heights

Larger lots bring larger floors: oversized garages, detached workshops and, on the equestrian properties, barns, tack rooms and wash-down areas. We spec the system for the heaviest load and the harshest cleaning that floor will actually see, not for an average garage.

Why We Test Orange County Slabs Before We Quote

A coating is only as good as the slab under it, and across a county this varied the slab is the one thing we never assume.

We diamond grind every surface before anything goes down, which opens the concrete so the coating bonds into it rather than sitting on top. Then we treat the slab we actually found. Oil is drawn out of an old north county floor, curing compound comes off a new Irvine pour, a coastal or Old Towne slab gets a moisture reading and a vapor barrier primer where it needs one, and a post-tensioned hillside slab is ground, never drilled. Cracks are chased and filled, control joints are honored, and spalled edges are rebuilt.

Skip that work and the floor lets go at the bond line. It peels where the oil was left in, lifts where moisture was coming up, and pulls away under hot tires where the curing compound was never ground off. Putting it right costs more than doing it properly the first time.

How long does a garage floor coating take?

One day on site for most two- and three-car garages: grind and repair first, then coat and topcoat through the day. A garage with a failed old coating to remove, or a lot of crack and spall repair, can run to a second day, and we will tell you that at the estimate rather than on the morning.

My garage floor coating is peeling. Can you coat over it?

Not over it, no. A new floor is only ever as well stuck down as the layer under it, and a coating that is peeling has already let go. We grind the old system off completely, back to sound concrete, then treat the slab on its own merits before the new floor goes down. It is common on DIY kits and builder coatings that were rolled onto an unground slab.
